Still Growing: The Brandon Boom Isn’t Slowing Down

I remember when Brandon was a collection of orange groves. When State Road 60 was the Rubicon and making it to Ybor City spawned dozens of epic adventure stories. The area has come a long way since then and gone through several makeovers. It’s a grown-up city now with malls, movie theaters, countless neighborhoods, and even a Topgolf (yeah, we’re claiming that).
But if you think Brandon is done growing—well, you’ve clearly never seen a toddler with a Red Bull and a Lego set.
Because growth? It’s not slowing down. It’s ramping up.
Take Valrico, for example. Once the sleepy cousin to Brandon’s suburban sprawl, it’s now a hub of development. The Valrico Community Plan—shaped with input from residents—is getting ready to roll out and bring with it smarter growth, better infrastructure, and the kind of planning that makes other unincorporated towns jealous. There’s even talk of a new BayCare emergency room going up on State Road 60, so if you overdo it at Topgolf, help is right down the road.
FishHawk is another story entirely. What began as a master-planned community has evolved into a full-fledged small town, with some of the highest-rated schools in the county, new residential builds, and businesses popping up faster than a Chick-fil-A drive-thru line on a Friday. From splash pads to sushi spots, it’s become a destination for families looking for more than just a house—they want a community.
And let’s not forget Brandon proper. New housing developments are filling in every last pocket of buildable land. Plans are underway to replace the old Brandon library with a massive 25,000-square-foot upgrade. Roadwork is happening just about everywhere (and yes, we’re frustrated too), but it’s all part of the region’s push to keep up with the boom.
Growth isn’t just on the horizon—it’s at your doorstep, honking the horn and asking if you want to carpool to Costco.
So no, Brandon isn’t done growing. It’s evolving, expanding, and defining what the next generation of East Hillsborough living looks like. The only real question is: are you ready to grow with it?
