No Storms on the Horizon, But The Milton Deadline Is

For the first time since 2016, and only the second time since 1950, we’ve hit mid-September without a named storm on the Atlantic board. Strange, yes. Safe, not exactly. We may not be staring into a forecast cone today, but many homeowners are staring down something just as stressful: The Hurricane Milton Deadline.
Here’s the deal. If Milton nicked your roof, soffits, fence, or ceilings, you have one year from the date of loss to open your claim. Milton made Florida landfall the evening of October 9, 2024, so unless your insurer told you otherwise, use October 9, 2024, as your date of loss. That puts the filing cutoff at October 9, 2025. Miss it and you’re likely out of luck.
So, now is the time to document everything. Wide shots and close-ups of the roof, attic, ceilings, walls, and exterior. Keep a folder with estimates, invoices, adjuster notes, and any texts or emails. And get your claim filed.
If you find additional damage, don’t worry. You can submit a supplemental claim up to 18 months from the date of loss, which means April 9, 2026, as long as you opened the initial claim on time. Don’t drag your feet on this or put it off until after the season ends. You might think your roof is in good shape, but if you didn’t get an inspection, a loose shingle can quickly go from a simple fix to no roof at all.

Bloomingdale Has Plans

Hillsborough County wants to buy 2803 Bloomingdale Ave, dig it out on purpose, and use it to hold stormwater so Bloomingdale and nearby homes flood less. Public input is open Sept 9–22, 2025. The project is in design now, with land and design work wrapping in late 2026 and construction targeted to finish in late 2027. The total price tag is $990,000, with $640,000 for design and land and $350,000 for construction. Translation: fewer surprise kayaks on Bloomingdale and more actual lawns after a good Florida soak.
