Florida House advances proposal to eliminate most non-school property taxes on primary homes starting in 2027

If you own a home anywhere in Florida, this is one of those stories you’ll want on your radar.
The Florida House just gave final approval to a proposal that could significantly cut property taxes for homeowners across the state. The plan would eliminate most non-school property taxes on primary homes starting January 1, 2027. This is not a minor adjustment. It is a major shift in how local governments are funded.
But before anyone starts mentally reallocating that money, there are still hurdles ahead.
Supporters say this is long-overdue relief. Home values have climbed quickly in our area, and with that has come higher tax bills. Backers argue the change would give families breathing room and help people stay in their homes as insurance, utilities, and everyday costs continue to rise. Lawmakers also say safeguards are included to protect funding for law enforcement and first responders.
Critics are asking a different question. If billions in local property tax revenue disappear, how do cities and counties pay for everything else? Roads. Parks. Libraries. Infrastructure. Community programs. Property taxes fund a large portion of local services. Opponents worry that without a clear replacement plan, communities could face service cuts or see other taxes increase. Some also note that renters would not directly benefit, even though property taxes are often built into rent.
So what happens next?
The proposal now heads to the Florida Senate. If the Senate approves it, the measure would appear on the November 2026 ballot as a constitutional amendment. It would need at least 60 percent voter approval to pass. If voters approve it, the changes would take effect in 2027.
In other words, nothing changes today. But the conversation is clearly moving.
For homeowners in Brandon and the surrounding communities, this could mean meaningful savings. For local governments, it could mean a significant financial reshuffle.
